Land Products and Terms
Lot Loans
Lot loans are designed to purchase or refinance residential lots for those Borrowers, who are not ready to begin construction at this time, or are not ready to obtain a construction loan, but will be ready in the near future. The lot must be normal for the area and at least one utility must be available from the street. (Septic tanks or propane are acceptable if these features are normal for the neighborhood.) We offer loans with two year terms with interest only payments or fully amortized as long as 15 years with a maximum loan-to-value ratio of 75%.
Land Development Loans
A Land Development Loan is an advance of funds, secured by a non-revolving draw down line of credit, to finance the making, installing or constructing of improvements necessary to convert raw land into a construction-ready building site. In other words, a Land Development Loan takes an unimproved parcel and breaks it up into a number of smaller, improved parcels upon which homes can be constructed. We offer 2 year terms with interest only payments with a maximum loan-to-value ratio of 75%.
Raw or Unimproved Land Loans
Raw Land or Unimproved Land are designed specifically for borrowers that want to purchase parcels of unimproved land that are located in a developed, platted subdivision or may be stand-alone parcels. We offer 2 year terms with interest only payments with a maximum loan-to-value ratio of 65%.
